Trade Bodies and Beyond: What the FMB, Checkatrade, and Others Can (and Can’t) Do for You

When a home improvement project starts to drift into a dispute, many homeowners turn to trade associations or review sites for help. Whether it’s the Federation of Master Builders (FMB) or platforms like Checkatrade, it is vital to understand their remit so you can decide when to stay the course and when to escalate.

Trade bodies serve a purpose, but they have limitations that every homeowner should be aware of.

Understanding the Trade Landscape

Most trade organisations operate on a membership model. While they promote high standards, their primary relationship is often with the contractor who pays for the membership or the listing.

  • Review Sites (e.g., Checkatrade, Bark): These are lead-generation tools. While they offer a layer of vetting, reviews can sometimes be faked or manipulated, and the platforms themselves are generally "trader-centric" rather than "homeowner-centric".

  • Trade Associations (e.g., FMB, RICS): These bodies often provide Alternative Dispute Resolution (ADR) or ombudsman services. However, these are typically post-dispute only, meaning they only step in after the relationship has already broken down.

The Limits of Mediation

Mediation through a trade body is a voluntary process designed to find a middle ground. It can be effective for simple misunderstandings, but it often lacks the "teeth" required for serious issues like poor workmanship or rising costs.

Because these schemes can be passive and generic, they may not provide the specific, actionable legal guidance you need when you feel most vulnerable.

Pivot Points: When to Escalate

If mediation stalls, you need to move from "discussion" to "evidence." At Properly, we identify three critical pivot points where you should consider escalating your case:

  1. The Evidence Gap: If the builder disputes the facts, you need a unified timeline. Properly’s Evidence Hub can ingest WhatsApp, SMS, and photos to create an automated, exportable timeline that proves what was agreed and when.

  2. The Technical Defect: When a builder claims their work is "to standard" but it clearly isn't, you may need AI Workmanship Analysis. This tool compares your project photos against actual building standards to provide objective proof of defects.

  3. The Legal Deadlock: If the builder ceases communication or refuses to rectify errors, it is time for a Letter Before Action. Rather than facing the "opaque costs" of traditional firms, you can use AI-drafted complaints or fixed-fee legal reviews to move toward a resolution affordably.

How Properly Backs You Up

We believe in a "homeowner-first" approach. Instead of waiting for a project to fail, our tools help you manage risk from the outset:

  • Prevention:  Use our Brief Builder to create clear expectations before work starts, weeding out disreputable contractors.

  • During the Works: We help you "nip issues in the bud" by checking quotes and progress in real-time.

  • Resolution:  If things go wrong, we connect you with vetted legal and surveyor partners who work to strict SLAs, ensuring you get a responsive service when you need it most.
